Mortgage Overpayments UK: Are They Worth It?

Paying a little extra on your mortgage each month can shave years and thousands of pounds of interest off the loan. But it is not always the best use of spare cash. This guide explains how overpayments work and how to decide.

How overpayments work

On a repayment mortgage, interest is charged on the outstanding balance. Any extra payment reduces the balance immediately, so less interest accrues from then on. You can usually choose to reduce the monthly payment or keep paying the same and shorten the term.

Early repayment charges

Most fixed-rate and discounted deals allow overpayments of up to 10% of the balance each year without penalty. Going above that can trigger an early repayment charge, often a percentage of the amount repaid. Check your mortgage terms before paying more.

Worked example

A £200,000 repayment mortgage over 25 years at 4.5% has a monthly payment of about £1,112 and total interest of roughly £133,500.

If you overpay £200 a month (£1,312 in total), the mortgage clears in about 19 years rather than 25 and total interest falls to around £97,000. That saves roughly £36,000 and six years.

When overpaying may not be best

Build an emergency fund first, because you cannot easily take overpaid money back out of a mortgage. If you carry credit card or loan debt at a higher interest rate, clearing that usually saves more. Compare your mortgage rate with the after-tax return on savings or pension contributions, which may include employer matching.

Making it happen

Set up a standing order or ask your lender about an overpayment facility, and confirm in writing whether it reduces the term or the monthly payment. Review the plan each time you remortgage.

Frequently Asked Questions

How much can I overpay without a penalty?

Many deals allow up to 10% of the outstanding balance per year, but check your own terms.

Is it better to overpay or save?

It depends on your mortgage rate, savings returns and need for access to cash. Keep an emergency fund first.

Does overpaying reduce my monthly payment?

Only if you ask the lender to recalculate. Otherwise it normally shortens the term.

Can I get overpaid money back?

Not usually, unless you have a flexible or offset mortgage that allows it.
