How Much Do House Removals Cost in the UK?

The average UK house removal costs around £1,080 for a standard move, based on verified moves between 2022 and 2026. Most homeowners pay somewhere between £959 and £1,612, with the final figure driven by property size, distance and the level of service chosen.

Here is a realistic breakdown by property size for a local move under 50 miles:

Property SizeBudget MoveAverage MoveFull Service (inc. packing)
1-bedroom flat£300 – £500£432 – £600£800 – £1,100
2-bedroom house£600 – £800£800 – £950£1,100 – £1,500
3-bedroom house£800 – £1,100£1,050 – £1,479£1,450 – £1,780
4-bedroom house£1,200 – £1,600£1,500 – £2,000£2,000 – £2,800
5-bedroom house£1,800 – £2,500£2,200 – £3,000£3,000 – £4,000+
These figures cover loading, transport, and unloading only, packing, storage and specialist services are additional.

How Removal Companies Charge

Understanding the pricing model helps you compare quotes fairly and avoid surprises on moving day.

Hourly rate: Most local moves are charged by the hour for a two-person team and van, typically £50 to £85 per hour. A standard three-bedroom local move takes 6 to 10 hours, putting the labour cost at £500 to £850 before any extras.

Fixed day rate: Many removal companies switch to a full-day fixed rate for larger moves or anything requiring careful planning. A day rate typically covers the full job from start to finish.

Fixed project price: Long-distance moves are almost always quoted as a fixed total price rather than an hourly rate. This is fairer for the customer and more predictable for planning.

Per-mile charge: Some companies apply a per-mile charge for longer moves on top of the base rate, typically 50p to £1 per mile. Always confirm whether distance is included in a fixed quote or charged separately.

Long-Distance Removal Costs UK

Distance adds meaningfully to removal costs once you move beyond 50 miles. Here are realistic estimates for common long-distance moves in 2026, based on a three-bedroom house:

RouteApproximate CostLondon to Birmingham (125 miles)£1,500 – £2,200
London to Manchester (200 miles)£2,200 – £3,800London to Edinburgh (400+ miles)£3,500 – £5,500
Manchester to Bristol (175 miles)£1,800 – £3,000Any move 300+ miles£2,200 – £5,000+
Long-distance quotes often include overnight accommodation for the removal crew if the journey cannot be completed in a single day. Confirm whether accommodation is included in any long-distance quote before accepting.

Additional Services and What They Cost

The base quote covers the van, the team and the journey. Everything else is an optional extra, but several of these are worth budgeting for.

Packing service: A professional packing service for a three-bedroom house costs approximately £400 to £500. This covers wrapping, boxing, labelling and protecting all items. It adds to the cost but significantly reduces breakage risk and takes the most time-consuming part of the move off your plate.

Unpacking service: Less commonly requested but available. Adds roughly £150 to £300 on top of the packing rate.

Packing materials only: If you pack yourself but want professional-quality boxes, bubble wrap and tape supplied, expect to pay £100 to £300 depending on property size.

Removals storage: Required when there is a gap between leaving your current home and moving into the new one, a common situation with chain completions. Short-term removals storage typically costs £50 to £150 per week. Storage including the removal company's own facility often works out cheaper than self-storage for full household loads.

Dismantling and reassembly: Large furniture, wardrobes and flat-pack items that cannot be moved whole. Removal companies charge £20 to £60 per hour for a handyman service or many include straightforward dismantling within the standard team rate.

Specialist item handling: Pianos, antiques, fine art and large appliances may require specialist packing or dedicated handling. Always declare these items upfront, last-minute specialist requests on moving day can result in significant additional charges.

End of tenancy or property cleaning: Many movers budget for professional cleaning of their old property. This costs £80 to £150 for a one-bedroom flat and £250 to £500 for a four or five-bedroom property.

Parking permits: If removal vans cannot park directly outside your current or new home, a temporary parking dispensation permit may be required. These cost around £20 to £50 from the local council and are worth arranging in advance, particularly in dense urban areas.

Regional Removal Costs

Where you live affects what you pay. Labour costs, fuel, congestion and parking difficulty all vary significantly by region.

RegionTypical 3-Bed Local MoveLondon and South East£1,500 – £3,500
South West£900 – £1,600Midlands£800 – £1,400
North West£800 – £1,300North East£750 – £1,200
Scotland£800 – £1,400Wales£750 – £1,200
London and the South East consistently run above the national average due to higher labour costs, parking complexity, congestion charges and longer loading times in built-up areas.

Man and Van vs Removal Company

Not every move needs a full removal company. Here is how the two options compare:

Man and van suits studio flats, single-room moves, student relocations and small first-time buyer moves with modest furniture. Hourly rates run £30 to £60 per hour for a single operative and van. This option is significantly cheaper for small loads but is not suited to full family homes.

Professional removal company is the right choice for three bedrooms and above, any move involving high-value items, long-distance relocations or anyone who wants insurance cover and accountability if something goes wrong. A professional company brings the right vehicle size, a trained team, protective equipment, and liability cover as standard.

A good removal company should always visit your property, or conduct a video survey, before providing a written quote. Any company quoting blind from a bedroom count alone is pricing without the information needed to be accurate.

How to Get the Best Removal Quote

Get at least three written quotes: Prices for the same move can vary by hundreds of pounds between companies. Getting multiple quotes takes an hour and can save £300 to £600.

Book early: Removal companies fill up fast around popular moving dates, particularly Fridays and the end of the month, when most completions happen. Booking four to six weeks in advance gives you more choice and often better pricing.

Avoid peak season: July and August are the most expensive months for removals due to school holiday-driven demand. Moving in January, February or midweek typically offers better availability and lower rates.

Be accurate about volume: The most common reason moving day costs more than the quote is the customer having more items than declared. Walk through every room including the loft, garage, shed and garden before confirming your quote.

Check what is included: A low-headline quote that excludes fuel, insurance and packing materials is not directly comparable to a higher quote covering all three. Always ask for a fully itemised breakdown.

Check BAR membership: The British Association of Removers (BAR) is the professional trade body for the UK removals industry. BAR members sign up to a code of practice and offer access to an independent dispute resolution service. It is the simplest way to verify a removal company's credibility.
