How Much Do Soffits and Fascias Cost in the UK?

The average cost to replace soffits and fascias in the UK is £150 per linear metre in 2026, including supply, installation and waste removal. Total project costs by property type are:

What Are Soffits and Fascias?

Understanding what these components do helps you make the right decisions when replacing them.

Fascia boards are the vertical boards running along the lower edge of the roof, where your gutters are fixed directly. They sit at the point where the roof meets the outer wall and are fixed to the lower ends of the roof trusses. The fascia supports the bottom row of roof tiles and carries all the guttering, which means you almost always need to take guttering down to replace fascia boards properly.

Soffits are the horizontal boards tucked under the roof's overhang, the underside of your roof's edges that you see from street level. Soffits must be adequately ventilated, either within the board itself through built-in vents or via over-fascia ventilation trays. Without adequate ventilation, condensation forms in the roof space, increasing the risk of timber decay and reducing roof lifespan.

Together they form the roofline, your home's first line of defence against the elements. When they fail, water penetration, timber rot, and pest access into the roof void follow quickly.

Soffit and Fascia Costs Per Linear Metre by Material

Material choice is the primary variable in your quote. uPVC dominates the UK residential market for good reason: it is rot-proof, maintenance-free, and significantly cheaper over the long term than timber.

uPVC fascia boards start from approximately £9.60 per metre for supply only, and uPVC soffit boards from £13.50 per metre, but labour, scaffolding and waste disposal mean the installed cost is considerably higher than materials alone.

Timber needs repainting or re-staining every three to five years to prevent rot. A well-maintained timber roofline lasts decades, but neglect shows quickly, and rotten timber fascias can allow water into the roof structure, creating far more expensive repair bills than the original soffit and fascia replacement would have cost.

Full Replacement vs Capping

This is the most common question homeowners face when getting quotes, and the answer depends entirely on the condition of your existing timber.

Full replacement removes all old timber and installs new uPVC boards directly to the rafter feet. This is the best long-term solution and the only appropriate option if your existing boards show rot, significant moisture damage, or structural weakness.

Capping (overcladding) installs a thin uPVC skin directly over the existing timber boards. It is significantly cheaper, materials for a three-bedroom home typically cost £200 to £380 and labour approximately £600, for a total of around £800 to £1,000 for the job, compared to £2,500 to £3,500 for a full replacement on the same property.

The risk with capping is that it traps moisture and any existing rot inside the old timber. If more than approximately 25 to 30 percent of the existing timber shows softness, rot or staining, capping is not a sound long-term choice. It prolongs life on a sound roofline but accelerates deterioration on a compromised one. A professional inspection before quoting will confirm which approach is appropriate for your specific situation.

Additional Costs to Budget For

Scaffolding: Required on virtually all two-storey properties. Daily scaffolding hire ranges from £200 for one side of a bungalow to £2,600 for four sides of a two-storey detached home. A typical full soffit and fascia replacement on a two-storey semi adds £600 to £1,200 in scaffolding costs. A council licence for scaffolding on public pavement or road costs approximately £200 per 28-day period.

Guttering: Fascia replacement almost always requires gutters to be removed and refitted because guttering is fixed directly to the fascia board. Gutters over 15 years old are worth replacing at the same time, doing both in a single visit saves a second scaffold hire and second labour setup. uPVC guttering replacement costs £30 to £60 per metre fitted; ogee or decorative profiles cost £40 to £80 per metre.

Bargeboards: The angled boards on gable ends are more labour-intensive than standard horizontal fascias. Replacing a bargeboard costs £300 to £950 each depending on size and material.

Waste disposal: Removing old timber, boards, and guttering generates significant waste. Many contractors include disposal in their quote, confirm this before accepting. Skip hire costs £200 to £400 separately if not included.

Asbestos testing: Soffits installed before 2000 may contain asbestos, particularly on pre-1980s properties. An asbestos survey costs £50 to £150 and licensed asbestos removal is an additional cost if identified. Do not attempt to remove pre-2000 soffit boards without checking this first.

Signs Your Soffits and Fascias Need Replacing

Catching these early prevents far more expensive roof structure damage:

Peeling or flaking paint: particularly on timber boards, signals moisture damage beneath the surface. This is usually the first visible sign of deterioration.

Visible rot or soft timber: if fascia or soffit boards feel soft to the touch, crumble, or show dark staining, rot is present and replacement rather than repair is almost always required.

Poor loft ventilation or condensation: blocked or deteriorated soffits restrict airflow into the roof space, leading to condensation, mould growth, and timber decay in the roof structure.

Water staining on exterior walls: often caused by overflowing or misaligned guttering that has pulled away from a deteriorating fascia board.

Frequent need for repairs: if you are regularly addressing minor roofline issues, complete replacement is usually more cost-effective than ongoing remedial work.

Should You Replace Guttering at the Same Time?

The practical answer is almost always yes. Fascias cannot be properly replaced without removing guttering, it is fixed directly to the fascia board. Once the gutters are down, inspecting them properly and replacing any that are over 15 to 20 years old adds relatively little to the total cost compared to a separate visit with a second scaffold hire.

Combining soffit, fascia, and guttering replacement in a single project consistently produces better overall value than tackling each element separately.
