The Real Cost of Each Material Over Its Lifetime

This is a section most roofing cost pages miss. The upfront price tells only half the story. What actually matters is cost per year of service.

Concrete tiles at £11,000 for a 3-bed semi lasting 45 years works out at roughly £244 per year.

Natural slate at £26,000 lasting 100 years works out at roughly £260 per year.

Felt flat roof at £2,500 lasting 12 years works out at roughly £208 per year, but you will replace it three times in the time slate lasts once.

Over a 30 to 40 year ownership period, slate and clay often make better financial sense than they appear on day one. If you plan to stay in your home long-term, the premium is worth considering seriously.

What Else Will You Pay For?

The tile or slate cost is just the start. Your total bill includes several additional items.

Scaffolding is mandatory for safety. Scaffolding for a typical 3-bed semi roof replacement costs £900 to £1,800 for two to three weeks' hire.

Stripping the old roof costs around £10 to £20 per m² for labour and disposal.

  • Always get at least three written quotes for the same scope of work
  • Never pay a large upfront deposit, a stage payment structure tied to completed work is normal
  • Ask for proof of public liability insurance before work starts
