Navigating UK planning laws for a new roof can be complex. In 2026, regulations have tightened, particularly around ridge heights and material aesthetics. Use this guide to stay compliant.
Permitted Development (PD)
Most roof replacements are "Permitted Development" if they meet these criteria:
- Materials are of a similar appearance
- No part is higher than the existing ridge
- Roof windows project less than 150mm
- Side windows are obscure-glazed
Full Planning Required
You MUST apply for full planning permission if:
- You are raising the ridge height
- You live in a Listed Building
- The property has an Article 4 Direction
- You are changing the roof shape (e.g. Mansard)

Conservation Areas & Article 4
If you live in a Conservation Area, your council may have issued an **'Article 4 Direction'**. This legally removes your Permitted Development rights. The 150mm Rule
Velux and roof windows must not project more than 150mm beyond the roof plane under PD rights.
